A Roof Problem Caught Early Is Always Cheaper
Roofs don’t usually fail overnight. More often it’s a gradual thing. A loose tile letting water trickle onto the felt, a cracked flashing quietly saturating a chimney breast, a blocked valley slowly backing water up under the tiles. By the time a stain appears on a bedroom ceiling, the damage above has usually been building for months or years.
That’s why we take repair work as seriously as a full re-roof. We don’t just swap the tile that slipped. We look for the reason it slipped, because chances are it won’t be the last. We check the tiles either side, the battens beneath, the pointing on nearby chimneys, the lead flashings, and the state of the felt. If the repair you need is genuinely just one tile, we’ll tell you. If it’s a symptom of something bigger, we’ll tell you that too, and show you what we found.

Slipped slates, cracked slates, nail-sick slates dropping off in the wind. We match replacements to your existing slate type (natural, fibre-cement, Spanish, Brazilian, Welsh) and fix them using copper or stainless steel slate hooks where traditional nailing won't hold. We'll often salvage and re-use original slates wherever possible on period properties.
High winds lift tiles, cracked ridge mortar lets water in, blown branches take down gutters. We handle the lot. We document everything photographically for your insurance claim and can liaise directly with loss adjusters if that helps. Temporary weatherproofing first where needed, then the proper permanent fix as soon as materials are sourced.
Splits, blisters, failed seams, bubbled felt, lifted EPDM edges, water pooling that shouldn't be there. Flat roof leaks are particularly tricky because the water rarely comes out inside directly below the fault. We trace the actual source rather than patching where the drip is. The single hardest part of any roof repair is finding exactly where water is getting in. Because leaks travel. Water that shows on a bedroom ceiling might be entering six feet away, following a rafter, crossing a noggin, or running down a pipe before finally dripping through. We use methodical visual inspection, dye testing where appropriate, and over two decades of pattern-recognition to track the actual entry point. Not just the closest suspect.
Slipped tiles, cracked tiles, broken tiles under foot traffic, delaminating concrete tiles, failed tile clips. We source and fit matching replacements from the major UK manufacturers, including Marley, Redland, Sandtoft, Russell and Dreadnought. Where a tile has been discontinued, we'll find the closest current equivalent or re-use salvageable tiles from less visible parts of the roof.
Cracked flaunching at the top of the stack, spalled or missing bricks, failed pointing letting water through, leaning chimneys starting to pull away from the house, and flashings that have lifted or split where the stack meets the roof. On older roofs, mortared ridge and verge tiles crack with age and thermal movement, and letting go of just one can start a chain reaction. We repair failed mortared sections or, where it makes sense, upgrade the whole run to a mechanically-fixed dry system that won't need attention again. Rotten timber soffits, split fascias, lifted bargeboards, felt overlaps that have pulled away. All common sources of water getting into the roof structure from below. We can repair damaged sections in situ or replace the whole roofline in maintenance-free uPVC depending on what's practical. Saturated walls, rotted soffits, damp showing up inside. We clear, realign, rehang or replace as needed, in matching uPVC profiles. Generally, if your roof is less than 30 years old and the damage is localised, repair is the sensible option. If it's over 50 years old, has multiple issues happening at once, and has been patched several times already, a full replacement usually works out cheaper within five years.
